Why are you so cheap?
Traditional brokers are still dealing with a piece of the past which means they have to incur more costs than we do. They often have a nice office building at an A1 location and staff that needs to be paid. All these costs have to be paid by the customer – you. Makelaar1 has been rebuilt from scratch and fully automated. We find it important to be easily accessible and keep in touch via the Internet, telephone and E-mail. However, one of our NVM brokers will meet you personally to do the recording of your home.
Will there be additional costs?
Will it remain at that €595 or will there be additional costs?
Our rates are all inclusive, including VAT and other costs. This way you as a consumer know exactly where you stand and that’s nice. If desired, additional services can be purchased, but also here you know in advance what the costs are.
What about the purchase contract?
We take complete care of the drafting of the (preliminary) sales contract. After you have reached an agreement with the buyer(s), we make sure that the deed of sale is drawn up. You do not have to worry about this for Amsterdam, where the notary draws up the deed of sale.
What is it like to show people around/do the viewings yourself?
Most sellers really enjoy doing this. And that’s not surprising, because who knows your home better than you? You are the expert and can often directly answer questions that the real estate agent has to check with you first. For example, about the local residents – after all, you know them – or how long it takes to walk to the nearest supermarket. You know this better than anyone else. You yourself receive the potential buyers and show them around your house.
Does my house need an energy label for sale?
With the energy label, the government wants to inform owners about the energy efficiency of the home. It is also an incentive to take energy-saving measures. The energy label shows which measures are possible for the house. As a seller, you are obliged to show a valid energy label.
How do I determine the asking price?
Should you find it difficult to determine an asking price, you may ask Makelaar1 for an advisory asking price. This is not binding. You can deviate from it.
Will I get a measurement report?
No, you will not receive a measurement report by default from Makelaar1. We will visit you on location to take a NEN measurement but this is not a measurement for a measurement report. It is for internal use only and will therefore not be provided to other parties than Makelaar1. Having a measurement report drawn up is possible. In the price list you can see the costs involved.
When am I in negotiation?
Seller and buyer are in negotiation when the buying party has made an offer, to which the selling party has responded by making a counteroffer. A buyer is not yet in negotiation at the time he makes an offer on the property and the seller has not yet responded with a counteroffer.

What do I need to do myself?
Together we sell your home. For this we have 3 different packages. Your commitment depends on the choice of this package. Look at the link below for our package.
How are you different from a traditional broker
As an online real estate agent, we are different from traditional real estate agents. We support you in all important aspects of selling your home, but give you the freedom to stay in control. For example, you do the viewings yourself which saves you significantly on estate agent fees.
Can I also order pictures later?
It is possible to have professional photos taken later. This is easily done through our webshop. The photographer will then contact you for an appointment and basically schedule the photography within three days.
I want to order a package. How does that work?
Through our webshop you can easily order your chosen package. Once you have done this, you will be sent various forms that you can fill out so that we can quickly put your property on Funda.
I ordered a package. How will it proceed?
Once you have ordered a package, we will send you several forms. Furthermore, one of our real estate agents will contact you to discuss the process and to make an appointment for the recording of the house and the NEN2580 measurement. Once we have received the forms and photos, we will place the property on Funda as soon as possible.
When will the property be on Funda?
As soon as we have received the requested information from you, we will place the property on Funda. If you have a specific date in mind for placement, that is also possible.
What exactly do the three-day reflection period mean?
After signing the purchase contract, a buyer still has 3 days for reflection. During this cooling-off period, a buyer may still abandon the purchase without having to give a reason.
Who is doing the viewings?
As the seller, you do the viewings yourself. Makelaar1 will forward the viewing requests to you. Then you may schedule the viewing with the interested person(s) and give the tour yourself.
Which party will the notary choose?
If you buy an existing home, you as the buyer may choose which notary you want the transfer to take place with. The buyer then also pays the notary fees.
